Window Cleaning
FAQ

Everything Sarasota homeowners ask about professional window cleaning โ€” answered honestly by David Westgate.

Pricing & Quotes

How much does window cleaning cost in Sarasota? +

Every home is different โ€” pricing is based on your window count, floor levels, window condition, and which services you need. I don't publish set rates because a quote without seeing your property wouldn't be accurate or fair to you.

Windows on upper floors require additional time and equipment and are priced accordingly โ€” all explained clearly during your free on-site quote. No surprises, no pressure.

Do you charge more for second and third floor windows? +

Yes โ€” higher floors require more time, longer equipment, and additional safety considerations. Second floor windows are priced at a moderate premium over first floor, and third floor windows higher still. I explain the full breakdown during your free on-site quote so there are no surprises.

Is the on-site quote really free? +

Completely free, no obligation. I visit your property, walk through the job with you, and give you a firm price. You decide whether to proceed โ€” no pressure. Most quotes are scheduled within a day or two of your request.

How Often & When

How often should I have my windows cleaned in Florida? +

For most Sarasota homes, twice a year is the minimum โ€” typically before and after hurricane season. However, coastal properties on Siesta Key, Longboat Key, or Lido Key may benefit from quarterly cleaning due to accelerated salt air buildup.

Homes with irrigation systems that spray near windows, or properties with hard water issues, often benefit from more frequent cleaning to prevent mineral deposits from permanently etching into the glass.

What is the best time of year to clean windows in Sarasota? +

Any time is a good time โ€” Florida's climate means windows need attention year round. We work around your schedule regardless of season. That said, many Sarasota homeowners find twice a year works well, and coastal properties often benefit from more frequent cleaning due to salt air buildup.

Can you clean windows after a hurricane or tropical storm? +

Yes โ€” post-storm cleaning is one of the most common requests we get. Storms deposit salt, debris, and mineral film on glass that regular cleaning doesn't fully remove. We assess the condition of your windows after a storm and recommend the appropriate service, which often includes hard water treatment.

What's Included

What does a standard exterior window clean include? +

We offer two levels of exterior service:

Signature Detail Clean โ€” for first-time customers or homes that haven't been professionally cleaned recently. A thorough deep clean of glass, frames, sills, tracks, and seals using our purified water fed pole system. Gets your windows to their best possible condition.

Signature Refresh โ€” for returning customers on a regular schedule. Keeps your windows consistently looking their best with the same attention to detail, available once you've had your initial Signature Detail Clean.

Screens and hard water removal are available as add-ons and priced separately.

Do you clean the inside of windows too? +

Yes โ€” interior cleaning includes the glass and tracks on the inside. Interior cleaning is quoted separately from exterior and can be added to any service. Most customers choose exterior-only for routine maintenance and add interior cleaning once or twice a year.

Do you clean screens? +

Yes โ€” screen cleaning is available as an add-on to any window cleaning service. We carefully remove each screen, wash it, and reinstall it. Screens collect significant dust and pollen that blocks airflow and light โ€” clean screens make a noticeable difference alongside clean glass.

Hard Water & Florida Specific

Why do my windows have white spots that won't come off? +

Those white spots are calcium and mineral deposits from Florida's hard water. They're left behind every time water touches your windows โ€” from rain, irrigation systems, or humidity. Regular glass cleaner can't dissolve them. You need a specialist treatment that chemically breaks down the mineral bonds.

We offer hard water removal as an add-on service. In severe cases where deposits have etched into the glass surface, we assess the damage and discuss realistic expectations during the free on-site quote.

My sprinklers hit my windows. What can I do? +

Irrigation systems are one of the most common causes of severe hard water damage in Sarasota. The repeated cycle of water and evaporation leaves layer after layer of mineral deposits. The best long-term solution is to adjust your sprinkler heads so they don't hit the windows. In the meantime, professional hard water removal can restore your glass โ€” and more frequent cleaning will prevent further buildup.

I'm on Siesta Key / Longboat Key. How does salt air affect my windows? +

Salt air deposits a film on glass that dulls your views and accelerates overall buildup. On the barrier islands, windows typically need cleaning more frequently โ€” quarterly rather than twice yearly. We recommend a full exterior clean plus hard water treatment at least once a year for coastal properties, with regular exterior cleaning in between.
